A real estate transaction can be one of the biggest in someone's llifetime.  A real estate transaction is simply a series of contracts which are legally enforceable.  The contracts typically involve the following: (1) a contract between the seller and the realtor, (2) a contract between a buyer and seller, (3) a contract between the realtors, (4) a contract between the buyer/borrower and the mortgage broker/lender, and (5) the contract between the mortgage broker and the lender.  

Would you sign a contract for $200,000 with a non-refundable deposit of $20,000 without having an attorney review it?  If you are buying a home for this amount and have a down payment of 10%, that is exactly what you are doing.  The cost to have an attorney assist is typically well below 1% of the investsment.
